We’ve all seen the accelerating transformation of Barley Mill Plaza, with land cleared and new construction underway.  And not a day goes by that property owner Greg Pettinaro isn’t asked about plans for the site, often specifically when Delaware’s first Wegman’s Food Market will open. 


We recently visited the site with Greg to learn inside scoop on the new supermarket opening and the other restaurants and retailers coming to Barley Mill Plaza. 


But the new shopping experience isn’t the only buzz on the Plaza. Listings for 33 luxury townhomes just hit the market, and 80 high end flats will soon be available for rent. Team Wilson is proud to be the listing agent of record for this long-awaited real estate project in Greenville.

With plenty to chew on between development of the Barley Mill Plaza retail center, office space and apartment dwellings, Pettinaro sold the townhome project to Montchanin Builders, whose team brings years of related experience to the project, including the recently completed (and sold-out) The Overlook at Rockford Falls.

Greenville’s new 55 and over community has it all


The three- and four-level townhomes at The Townes at Barley Mill is slated as an adult community – at least one buyer must be 55 or older, and all residents must be at least 18 years of age. Carefully crafted with an abundance of living space, top-of-the-line finishes and stone and James Hardie exteriors, The Townes at Barley Mill is the first of its kind on Greenville. 


Homeowners will live just steps away from groceries, restaurants and the business center and enjoy the convenience of easy access to I-95 and points in Wilmington, Pennsylvania, and the beaches.


Team Wilson shared the new listings just days ago, but already there’s been a flurry of interest from prospective home buyers. “This is a project everyone in our industry has been excited about,” says Rose Bloom.

Montchanin Builders’ Amy Maluski added that new residents will recognize their attention to detail even before they step inside. “We are creating unique exterior elevations for each residence so that each home looks a little bit different yet harmonious with the community.”Extensive landscaping is also in the works, including dozens of mature trees, a walking trail and outdoor courtyards, and ample street lighting.

Located next to Ursuline’s Serviam track field, the townhomes will consist of five separate buildings (creating 10 end units). Each residence will be a spacious 28-feet wide, and many units will offer forest views.

Three-story townhomes start at $769,900, and four-stories, which include a basement level, start at $879,900. All homeowners can customize the space – either by creating a bath, den, home office, or a fourth bedroom.

Montchanin Builders expects to complete construction of the townhomes in two years.

Q&A with Greg Pettinaro – developer of Barley Mill Plaza


Team Wilson: Can you tell us when Wegmans will open?


Greg Pettinaro: Wegmans was supposed to start construction this past April. But their new store in Richmond, Virginia got ahead of us. So, they will start their foundations this month, and they are hoping for an opening of next fall – most likely September October of 2022. I'm sure they will open in time for the holiday season of Thanksgiving.”


TW: Which restaurants have you signed? And what shopping can we look forward to?


GP: We have a two local restaurant groups signed and a third restaurant pad. Each restaurant has about 5,000 square feet and outdoor dining.


We also have four other tenants signed with a build out for 13 total retail tenants. 


This multi-use development is truly unique. There’s going to be 33 townhouse homeowners, 80 luxury apartments, 38,000, square feet of retail, and there's going to be offices of over 160,000 square feet here. So, it's an ideal center where everyone can stay put in one community and walk to get something to eat, walk to the coffee shop, walk to the grocery store.


TW: Any fashion retailers or gift shops planned for Barley Mill Plaza?


GP: This center’s size and layout are not ideal for fashion retailers. This would most likely be supporting services – doctor's offices, a physical therapist, restaurants, urgent care, a phone store, etc.


TW: Plans for a coffee shop? Wawa?


GP: We think this is an ideal location for commuter travelers and nearby neighbors to stop in for a cup coffee. So yes, we are actively seeking a coffee shop to join us here.


We can’t have a Wawa here for two reasons: because the county zoning doesn't allow any gas or drive-through use in a mixed-use project and because Wegmans doesn’t allow them for competitive reasons.


Wegmans will break ground at Barley Mill Plaza this month and is expected to open its doors in October of 2022.

TW: Please tell us about the apartments.


GP: Pettinaro is building and managing 80 high end flats – one-, two- and three-bedroom units ranging from 1,500 square feet to 2,000 square feet. It really will be the ultimate living experience with a handsome swimming pool overlooking a fire pit, a private spa room, a large entertaining space and indoor and outdoor gathering areas.


It also will have a state-of-the-art fitness center and bike storage. The private wooded trails will start at the shopping center and wind through the 56-acre site. There’s also a butterfly sanctuary in the works.


We will begin accepting applications on the flats starting next spring.
